I have an extensive background in the new building process.   I have represented numerous buyers in building a home. I have also worked in sales for builders during my career. I have gained experience on both sides of the sales desk.  My late father was a custom builder in the Gahanna area which gave me inside information and experience few others have gained. This experience benefits you to have a better understanding of the building process. ### Welcome You’ve been searching for the ‘perfect’ house for months (maybe even years) and you just can’t seem to find it. If you’ve exhausted all the options for homes available to purchase, it might just be a sign that you need to build a home that is ‘perfect’ for your family’s needs. You’ve also done your due diligence and you are aware that it might be less expensive to buy an existing home (that already has mature landscaping), BUT you’re willing to spend a little more money to build a home so that you get exactly what you want. Building your new home is an exciting and at times overwhelming experience, but for your builder, it is very routine, which is why you need to be an active participant in all aspects of the home-building process to ensure you end up with "YOUR" dream home. If you have realistic expectations for what caliber and size of home you can comfortably afford, then you are ready to build. The builder has a professional representative watching out for his/her needs, and you need the same expert representation.  Buying a new home is a little more difficult and time-consuming than buying a resale. I can professionally guide you through this process.  I have experience working with builders and I have access to a database of information about subdivisions, floor plans, etc. I am also familiar with new home warranties and builders' purchase contracts.   During my career, I have sat on both sides of the builder's sales desk. I will also help you arrange the best financing to fit your financial goals and budget. In addition, you will be given information on neighborhoods and schools in the areas you are interested in. Builders have a “single­ price” policy, meaning you will be charged the same price whether your interests are represented by a Realtor or not. Just as in any resale, the Seller pays your Realtor’s fee. Builders in the Central Ohio area depend on Realtors to bring buyers to their homes. As much as 95% of builder sales come directly from Realtors.
